There are a lot of homebuyer places---are there any good ones or any I should particularly avoid?

You should avoid ALL of them. These folks are in business to make a profit. If they buy your house for anywhere near market value, how will they make a profit in reselling it ?

Expect to be offered somewhere around 75%-80% of current market value for a quick sale to these folks. Their business is buying properties BELOW market value, and then reselling them for what they are worth.

I must respectfully disagree with acermil. Real estate investors who "pay cash for houses" can be an excellent solution to people in distress.

No, you will not get top-dollar for your property when you sell to an investor, but sometimes getting paid very fast is more important than getting paid every dollar that a property is worth.

As an example, a business partner of mine was recently approached by a man who needed to quickly move out of the country for a medical proceedure. This man had a lot of equity in his home, but he didn't care much about it. He cared more about getting the transaction done FAST. My business partner paid the man a fair price in cash. Yes, he paid well below market value, but the seller was thrilled to make the deal and get the issue behind him.

If you needed to quickly sell a car, you'd expect to be paid much less than its fair market value, and you wouldn't think less of the buyer just because he saw a good deal and capitalized on it. If you have a need to quickly sell real estate and you don't mind getting less than top-dollar for it, then selling to an investor may make excellent sense.

Just put an the proper sort of ad in the Real Estate for Sale section of your local newspaper, and numerous investors will call you. Include the words, "distressed owner must sell fast". and you'll be innundated. You can then pick and choose from the offers made to you.
