For those who have used things such as Homegain, House Values, etc-Has any system provided you with great results?

Our group has tried them all. The results are sketchy, at best. If you can manage to be the only agent referred, your chances improve greatly. However, all these sites refer the leads to quite a few agents, and you find yourself preparing a fantastic listing presentation or buyer presentation, only to end up being beaten out by the one who offers the lowest fee.

We've given up on all of them. We find that working our own local market aggressively provides a much better return on our advertising efforts.
