You are correct in that you can obtain some level of rebate. Generally speaking, CostCo (and a host of other places) offer such things after entering into agreements with certain realtors (who pay for the privilege) of being referred CostCo clients.

I can't speak for the quality of the Realtor with whom you will be connected. I CAN tell you that the basis for the agreement is money, and is in no way way relative to the quality of service you will receive.

Frankly, I think you'd do better to seek a Realtor on your own, develop a solid relationship with that person, and then start your search.
