I got hurt because of my landlord negligence. i tripped over a six inch pipe that was sticking out of the ground.I broke my wrist and had to get surgey to fix the problem. It was like that for months. I contact an attorney for there advice, we(my attorney and myself) agreed to make them represent me. They sent the landlord a letter. After that he came to my door very shock and scared telling me he can lose everything and that he hopes that im not suing him for a million dollars. He also didnt fix the pipe as of yet. Do his insurance company have to take a look at it first? Would his insurance company contact my lawyer about this? How would that all work out? How would you know if they insurance company is going to fight or not? Would they contact my lawyer about what decision they are going to make?

These are questions your attorney should be answering.

If you're out here in the dark, waiting for the attorney to finish up, that means the attorney is making all the decisions. That's likely to make them happy, but whether or not you like the result is another matter. You should be involved and informed in all of this.

I would take some Pictures of the pipe and the area and leave it up to your Lawyer to handle the rest just keep in mind that the Landlords insurance company will try to do what ever it takes to get out of being liable and if for some reason the Landload didn't have insurance and you win a big settlement he may declare Bankrupts to get out of paying it

I will suggest you to take help from a good tenant landlord attorney. Try taking help from usalegalcare.com. They have got good landlord tenant attorneys. I am sure they can solve your problem very easily

your lawyer will be the first one contacted......be sure to tell your lawyer about your landlords' apperance at your door....it seems pretty cut and dry.....the fact that he did not fix it yet will work in your favor when an awarded amount will be determined.....be sure to ask for interest retroactive for any amount awarded....
