We purchased a home less than two weeks ago and now the water well has gone dry? Who's responsible for the drilling of a new well?

Unless the sellers were previously aware of the situation and did not disclose it, you are responsible to repair the well to suit your needs. Did you have a professional home inspection? Generally, inspectors will run water for a period of time during an inspection to insure that the well delivers adequate water.

If you did not make the investment in such a home inspection, you are on your own, sad to say.

Good luck.

Once escrow closes, the buyer is responsible.

Hopefully, you purchased (or someone purchased for you) a home warranty that included the well. Check that and see if you are covered.

Otherwise, I would suggest you ask your new neighbors to see if they are on the same aquaduct and if there are any special instructions to getting water from the well.

Good luck!

Unless there was some special language in the deed or sales contract, the new owner is. Prior undisclosed knowledge of a problem might have some bearing if you tried to go to court over it; but it's probably not winnable.

Most homes are sold as is. and that just makes the seller non reliable so. if you want the seller be responible for the dry well you need to write it in the sales contract for the home. when you bid on it. If you bid on it and it isnot written in your bid then it is your responsibilty. Ask the lawyer.

Our agency is in rural Northern New Mexico just north of Santa Fe this issue comes up all the time.
You need to get an attorney, it gets really complex.
A new well can cost you anywhere from 15 to 30 dollars a foot to drill.

you are unless it was stipulated that they knew there was a problem and you negotiated it into the buyers contract or sellers agreement....maybe it is a well that after a few hours it gets water in it...call and have water delivered, maybe it was enough for the sellers but maybe your water demand is higher, when you have a well you do in most cases have to conserve water, change your water needs or purchase water...it isn't that expensive to have water delivered
