i have a australian research from the University of New England that the average occupancy rate is 75% across the board --- different areas/different size motels -- the did publish benchmarks for a varity of businesses and motels was one of them --- it was also confirmed by the owner of a motel in a country town in NSW

compare this occupancy rate to the average in your area. Trade journels should be a source of information.

But, when you look at the 'average' capacity, you are operating at 45% capacity. Something isn't right with this picture. This may or may not be adequate, but you will have to do a cost analysis based on 45% occupancy for the year.
