my kids always had more fun with the box than the toy it came with.......

Of course they can.
Over the years mine have "played house" by throwing blankets over the table and climbing underneath, or using a large cardboard box, or just arranging the dining chairs as walls. They also used the washing hanging on the line as their "house". With the space between the rows as the rooms. A child's imagination, properly nurtured, is an amazing thing!
I don't believe you have to supply them with life like toys to get them to play. I am sure that they impress the adult more than the child.

Nothing wrong with those play houses. I bought one for my granddaughter and I play with them. We have wonderful tea parties.

Yes. My daughter has a tea set and a kitchen set and she plays house with my son and her dolls.
