Ive priced these units in our area....obviously, labor may be different because of where you live....

I know I can buy a pre-charged air conditioning system, large enough for 1200 sq ft, for about $700. It is normal for labor to run about the cost of the parts, so that would bring the total up to about $1400. That is just for the air conditioning, no furnace... but...
We put two large units in a church a year ago, and they cost about $3200 each. So, about $6400 for TWO new furnace and air conditioning units, and the labor.

I will add, it is unusual for BOTH units to fail at the same time. I would suggest that you ask a local HVAC company to come out and inspect the system for you. You are looking to buy the place, it is entirely reasonable to want to have it inspected. And, you could casually ask them what it would ballpark to replace the units. Which may not be necessary at all -- perhaps recharging the air cooling system would be enough, or replacing the thermostat. There are a number of "minor" things that can be done to improve a system's performance. Before you spring for a new system, get the current one inspected.

Good Luck

Have preventive maintenance scheduled with a local A/C company. They run for about $70-$80. Sounds like your evaporator is dirty causing your drain line to back up. If you schedule, tell the tech your issue and he'll know what to do. If wanna do it your self turn off the disconnect. Ensure POWER IS OFF! Find the blower panel and open it. You'll find a coil and there is the drain pan. Vacuum the pan and PVC or copper drain pipe and you should be good to go. If the coil is dirty, use a soft brush to clean it. As long as you don't use water you won't damage anything. If it sounds like to much work leave it to the pros.

$5000-$8000 is a ballpark
mind you you get what you pay for, and there may be rebates out there for the higher efficiency units
