Have your ex sigh a quit claim deed. This will remove her name from the title.

Refinancing and getting her name off the title are two different issues and processes.
Re the title, prepare and record a Quit Claim Deed, where she gives her owneship interest to you. Easy to do this.
Re refinancing, you have to go to a lender and obtain a new loan in your name only. No way will the current lender take her off the loan upon your request because if you don't pay the loan, they can come after her.

The Quit Claim will take her name off the house. If you want the name off the mortgage then you'll have to refinance. I left my ex's on for about 5 years after the divorce because I knew they wouldn't give me a loan on my income. Even with his name on the mortgage he had no right to the house, however if I had defaulted on the loan they would have gone to him for it. Good luck

You have to get a new loan, or refinance the loan in your name only. Good luck after a divorce, it isn't always easy....it's been over a year since my divorce, and my ex's name is still on the house.....

I would find out from a lawyer, my fiance ex wife had to refinance their house to make it be in her name or they would have both had to sell the house to legalize it. That was over 10 years ago so things may have changed by then.

she has to sign a quit claim to the house...talk to your lawyer.
