How bad is the bad area? If I would be liable to get shot whenever I stepped out my front door then I'd rather live in my cramped flat in safety. Plus you wouldn't have much use for the garden in that situation! The appreciation on the small flat in the better are would probably be much higher too, so it's a better investment. I would choose the tiny flat - good area - any day. I want to feel and be safe. Tiny is good - less to clean, less to decorate, more earth-friendly not to take up more space than a person really needs. Leave the large flat to a family (you write as if you are a single person - forgive me if that assumption is incorrect). If you need a larger flat for a family then ... well, there's still the safety of your family to consider! Good luck.

if u mean bad because of the reputation of the area i would get the spacious flat if u meant bad as far from the real world i would get the tiny flat but close to all what we really need.

there is no such thing as a bad area just bad people so i would take the flat in a bad area GIVE EM A TASTE of their own medicine OR start t turn it around it may take years got to start somewhere
