Perhaps it's because ordinary people identify with him. Spiderman was after all not born with special powers nor did he have the means to buy gadgets and stuff to become a superhero like Batman.
He started out as a normal kid who wasn't very popular in school and was a geek to boot. To be able to gain powers and elevate his sense of worth is something that I'll think most people will like to experience.
Not to mention Spiderman also has his share of problems and weaknesses that people are able to empathise with.

I think he's one of the most creative superheroes.
Superstrength, flight, and gadgets - that's all very common. In fact just about any power that a comic book hero has, chances are you'll find someone else with the same or very similar powers.
But the ability to spin webs and shoot silk, that's unusual. Only spiderman can do that.

I like him and all...but wouldn't he be in trouble if someone put a gun to his head?...He's in tights, for Gods sake...No bulletproof anything...
