As far as I know, the roof doesn't have any major repairs that need to be done, like leaks or holes. But it is obvious that repairs must have been completed during the 2004 hurricane season because the shingles covering that section are lighter in color than the rest.

The question is what are the signs that the roof needs to be redone and what are the differences between reroofing and reshingling?

Tutto's answer is right on...but if you live in Florida or any other hot climate, you'll have to tear off the old shingles first. Had to have our roof done after the last hurricanes and that's what I was told by both the insurance company and the roofers that came out to give bids.

Well, some people will nail the new shingles right over the old shingles. I don't think that is the best idea, but I've sometimes seen as many as four layers of shingles on some old houses. I prefer removing the old shingles and roofing paper and re-doing it. That also lets you better see if there are any boards that need replaced or if the roof has been leaking anywhere. Sometimes you can get a good idea where it has been leaking by crawling up in the attic. You definitely should re-roof if you see low spots, warps, or troughs in the roof. Low spots are a sign that the roof is leaking in that spot and that the boards underneath are giving way or possibly rotting. In that instance, you'll need to replace the boards under the roof and probably some of the rafters too. Low spots in the roof are the first thing I look for when I look across the roof. You want avoid stepping on those areas on the roof or otherwise you may fall right through the roof.

Also re-roofing can help you identify problems that the builder of the house might have made when they built the house.

If the roof shingles show a moderate ware on the embedded stones it is probably in need of replacement, re shingling is OK if you only have 1 layer on the roof which is existing and you are positive that there is no plywood which needs repair. It is definitely cheaper. If you have more than 1 layer of shingles already then you should go with the re roof option due to weight issues and also nail holding power

you really need to give more details, where do you live? what kind of roof do you have? Keep in mind that reroofing and reshingling mean the same thing to most people. Do you mean the sheeting? Well if it needs replaced, then yes. If you live in Montana, like I do, I would suggest metal roofing.

definitely too little info here for an answer worth reading. Local conditions and building codes have to be known. Start by talking with your local building official -- learn the local code requirements before talking with any roofing companies. I stress roofing companies -- not some guy working out of a pick-up. Good roofers tend to stay in business longer than most types of subs.
They stay in business because of good work and good customer care. Look around for a business history of 5-10 years in your area.
