I don't want to miss any good opportunities afforded to me as a first time home buyer. Can people list programs , deals I should take advantage of as a first time home buyer?

The best thing that you can do is to interview several good realestate agents and sign one of them as a buyer/broker. They will be able to tell you if any programs exist in your area for 1st time buyers as well as provide you with lists of what to look for. They can give you all types of tools but you have to make the decision yourself.

You should also check to see what programs your state offers. Many states offer buyer education classes, grants for downpayment and closing costs or even a discounted loan interest rate.
