I'm considering selling my home and am looking for the best ways to increase my home's value. Is it best to upgrade my landscaping, do a kitchen remodel, or maybe a bathroom remodel? How do I get the biggest bang for my buck?

Good question,

Kitchen and bathroom is always best bang for the buck. Make sure you stay conforming to your housing market. Take caution, going overboard in these areas can also cause you to lose money. Just make sure the rest of the exterior is not an eyesore to potential buyers, if so you won't even be able to attract them into your home to see those improvements you have made!

I recommend visiting a few open houses in the new developments around your area to see what is being put into the homes by the developers. They usually pay a pretty penny to have top interior decorators tell them what buyers are most attracted to when buying. Its a great way to get a sneak peek as to what is the newest trend and what will get you that contract to buy your home!

Without seeing the house and all of the possibles it is hard to say. Kitchen and bathroom remodel usually get the most return. Landscaping may or may not get a good return. It depends on what you put in.

Take a good look at your house and see which would benifit the most from the upgrade.

It really depends on the condition of the house overall, what amenities it currently has, what is deducting value do to its current condition and what would enhance value.

For instance, if the roof is in poor condition and the kitchen is good, but could use some updating, it doesn't make alot of sense to throw money at the kitchen when the roof is going to dissuade possible buyers.

Honestly, there isn't enough information to even take a guess at this question.

I would say that depends on your target buyer, asking price, and how fast you want to sell. When we searched for a new home, we looked at structural & big fix items. Cosmetics such as landscaping and paint were a non-issue since we wanted to make the home ours with our own colors and style. Updated appliances were a bonus. Some buyers can see beneath the paint and carpets, others can't.

Hrm...probably best way is to remodel your house and make it look very nice. Adding an extra story helps a lot too.
