My financee is selling her house in Noblesville, IN. It is a popular middle class sub of Indianapolis. She is selling a 3 year old... 2 story... 3 bedroom... nice curb appeal ... normal house.

The problem is that she has had her house listed for over 3 weeks with a major relator and has had only one showing in that time.

I know the housing market is slow... but one showing in almost a month seems strangly too slow... I have sold a house several times myself... and never have I seen anything like this.

I have several questions for the experts. Is this typical of what other house sellers are seeing? Could there be something wrong with the MLS listings keeping the house from being seen? Any suggestions of other things could be done just to generate traffic?

It is a nice house... so I believe if it gets traffic it will sell... but I don't know how to generate traffic.... any advice here would be appreciated.

In my neck of the woods, if a house isn't getting shown, the price is too high or its poorly marketed.

Ask your realtor for a print out of what is in the MLS. Make sure it is all accurate and the photos are decent. Anyone that has been in this business any length of time has seen lousy photos, sometimes only one. Tough to get a client interested if the info in the MLS is spotty or non-existant.

Then, check your price. Go to some open houses of other homes in your price range and see how you measure up.

Unfortunately it is not a good time to sell. The market is flooded with homes that are for sale. It is a buyer's market, so buyers can afford to be picky.
Does her house stand out from the rest? Is the inside cluttered? If she has a lot of stuff inside the house, have her remove most of it and put it into storage. Is the outside of the house clean? Are there any repairs that need to be done? Is the inside of the house painted in neutral colors?
Has her realtor tried having an open house? Having an open house will generate traffic as long as it is advertised.
Is her realtor pretty agressive about selling her home, or did they just plop a sign in the front, and forget about her? Are there brochures on the for-sale sign?
You said yourself that you have sold several houses before, but what was the market like back then? The real-estate market is taking an enormous hit right now. Look at all the foreclosures everywhere.
How many houses are for-sale in her area? If there a lot, she will have a hard time selling.
Is her house priced right? If it is over-priced, no one will take a second look. Find out what similar homes in her area have sold for, and price accordingly.

How's the price? Right in line with comps? Even a little higher could be scaring off lookers and buyers.

Three weeks might be pretty soon to start worrying - not enough time to get in the books that get handed out, or featured on TV - and it probably takes a week or so to get the info out to the other local realtors. As long as it went on the website right away though, that shouldn't matter a lot. If they don't have a website or her house isn't on the website, that would be a significant problem.

Well I don't know because I'm new to the whole real estate scene myself,but maybe you should have an open house. Place online ads,newspaper ads,tell everyone you know.
If this realtor isn't doing their job,try another one and/or try to sell it yourself.Also list it with other realtors.

hmmm....3 years old with curb appeal? let me guess the house was built in a vynil village where everything looks the same. i wouldn't want to look at it nor buy it
