How do I find very small businesses going out of biz in order to buy/rent the building?

If your goal is to buy or rent, why not go to a real estate agent. First, they know what properties are available. And second, they know many property owners and may know businesses that are behind in their rent. Being behind in the rent is a good predictor of future bankruptcy or closure.
