Yes, of course. The landlord must give you proper notice of intent to enter your premises, as dictated by state and/or local law. Once said notice is delivered, the landlord may enter your property at the designated time, regardless of whether you are present or not.

yes, of course the landlord can because he owns the real estate. he can keep it or sell it. but if he sells it, the new owner takes title subject to your existing lease and must honor it until its expiration. if you are an especially prompt payer of rent and do little things like sweep down the stairs now and then, the new owners may want to keep you. nothing is better than good tenants, not even more rent. throwing out bad tenants is a real big headache. be polite to any potential buyers that walk through your apartment.
