Obviously it is full of holes (a.k.a. air sacks).

Because the lung tissue is full of air sacs. The purpose of the air sacs is to increase the surface area contact with the capillaries that absorb the oxygen and release the carbon dioxin.

Lungs feel spungy because of (already stated) small mircoscopic air sacks. Our lungs need these air sacks in order to expand and contract. Also, our bodies are made up of 97% water, so they have water in the frame of the lungs (not the actual breathing inside part).
