What does your Realtor say about it? Don't tell me you are selling without a Realtor... But, if you do not have an agent working for you, this means you know how to sell a house. If you know, why are you asking questions here?
And you are willing to trust answers and advice from "experts" here, but not a professional agent?
All this, of course, if you don't have a Realtor, but if you do, make him or her WORK to sell the house!

Pricing and marketing and pricing. Make sure it is priced correctly and then market the heck out of it. Did I mention pricing?
