I submitted a 30 day notice to my land lord with dates I am available for him to enter and he wants to enter immediately. We have no written rental agreement wit the exception of my 30 day notice.

Yes,The landlord only have to give a 24 hour notice to enter.It does not matter if you only have a month to month agreement or a full year.It is the same.

That is not uncommon.

Most rental agreement includes a statement that landlord can enter your apartment at any time, without notification or permission FOR EMERGENCIES, and for non-emergencies, with sufficient notice. Typically, landlords are not requried to abide by your schedule.

If there is nothing in your agreement, there has to be a state or county ordinance. Why is this a problem? Take your valuables out and let him in.... You do not have to be there.


Yes, verbal notice is sufficient UNLESS stated otherwise in the contract. I see you are trying to find a way to NOT have the landlord enter your apartment. Be aware, while you are still paying the rent, you do not own the house. Your landlord retains certain rights in regards to his own property.

no you can not give him dates to enter, your notice is not binding on him at all. All he has to do is give you reasonable notice, and he can enter when he wants to.
Depending on why, for emergancy repair, he can enter without notice. But yes, in most US states, merley giving a 24 hour notice that he is going in, he can,
