There may be "hardship" clauses - and possibly state and federal statutes. I would check with the Association's attorney.

Nope. You sign up for the rules of the co-op when you purchase a condo. It is not negotiable and renting your condo out is not allowed.

There's no way around it. If you disobey the Bylaws and rules, they will levy fines against you.

i have heard some people trying a purchase sales agreement but the board may only fall for that once

best bet is to sell the place

condo boards have wide discretion as you are finding out
