This is how I would get the answer and the explanation. When dividing by a fraction, you have to multiply the top fraction by the reciprocal of the bottom fraction. So:
40x/64y * 8y/5x.
You can cross cancel the the 8y to be y and the 64y to be 8y (8 goes into 64 8 times). You can cross cancel the 5x to be x and the 40x to be 8x (5 goes into 40 8 times).
This leaves: 8x/8y * y/x = 8xy/8yx. This will cancel out and =1.

To divide by a fraction, simply multiply by its reciprocal.
(40x / 64y) / (5x / 8y) = (40x / 64y)(8y / 5x) = (40x8y) / (64y5x) = (40*8) / (64*5) = 320 / 320 = 1
As you can see, x and y canceled out handily, leaving only numbers. If you'd like to continue canceling integer factors instead of multiplying those numbers out, take it from (40*8) / (64*5) = (8*1) / (8*1) = 1. I canceled out 5 from 40 in the numerator and 8 from 64 in the denominator.
