Need info on un-used conservation area land that is trying to be buit on!!!?

im trying to find out if anyone know where i stand on this. At the back of my garden was a hugly over grown piece of wast land. i recently cut back all the weeds and bushes and un-covered 6 apple trees that were on the point of dying. neighbours have commented that it once was an orchard, and if we took it further back would un cover more. My problem is that the land owner came round and dis approves of me using the land - even though he has tried for planning permission for 25 years. i feel that i have improved the space and have no perm structure on there. i know thaa this land has also just been deemed conservation land and the wildlife is flourishing...but this guy would rather fence the entire area of!!! where do i stand...all help kindly recieved.

Bottom line...it's his property and he can do as he wishes. You are trespassing when you enter his property line. Only thing you can do is offer to buy the property.
