First of all, your "property" is wrong. You're mixing an matching your square roots incorrectly. It's either √(ab) = √a√b, or (ab)² = a² b².

So apply the rule:
(3√12)² = 3² (√12)² = 9(12) = 108

3sqrt12=3 sqrt4*sqrt3= 6sqrt3
