We are looking at building a new home. So far we have recieved several quotes ranging from $70 per square foot to $110 per square foot. The home is approx. 3500 square feet. We bought our current house 2 yrs ago and paid only $64 per square foot, but we are not happy with the craftsmanship. We have viewed properties built by all of these builders and seem to be happy with their work, but we are concerned by the differance in price. Any ideas why its so much differant?

You didn't mention where you are looking to build your home. However, the difference in price is a matter of what the builder is including in the price and the quality. For instance if you are getting crown moldings and chair rails that would make the price higher. If the builder is laying vinyl flooring in the kitchen and baths as opposed to all hardwood or tile or a combination this would give you a lower price as vinyl is easier to lay and the materials are cheaper-especially if he uses builders' grade stuff. We are customizing our new home. Therefore we get to pick what we want. The builder will tell you how much he has allotted to be included in the price for things like cabinetry, appliances etc. If he gives you 25000.00 for cabinets, and counter tops and you spend 60,000 you pay the difference. Building a house is very tricky. If one builder tells you it will cost$70.00 a sq ft he might not be including things like blacktopping the driveway, walkways, stained trim etc. Also, you might be getting really cheap cabinetry and counters. There's a lot to building a home and the buyer needs to ask what's included? very carefully. Good luck!

Brand names pull in better prices. Others may offer better warranties etc. Usually in life you get what you pay for so be careful going "cheap". I'm not saying that you have to get the most expensive house out there either. Ask the most expensive guy why he's so expensive then talk a few minutes to sit and think about whether you can really believe him and if it is truly worth the extra cash. Good luck!

Typically, it will vary depending on how much the builder wants to make in his pocket when it is all said and done. The most important factor is will they issue a guarentee on their work, and what is the longest guarentee you can get. This way if something happens, they need to rectify it at no cost to you. Do your homework, and make an educated decision!
