It depends on how much money the movie makes in theaters. If it's still making a lot of money months after the initial theatrical release (like Blades of Glory, which'll probably come out in late August), they'll wait 3-4 months after it stops raking in the cash. If it's not making a lot and just pulls in *some* dough within the weeks after release date, they'll just wait 3-5 months after it comes out at all (The Number 23 was rated R and missed Jim Carrey's main audience: 15-year-old boys, so it's coming out on the 17th of July [a week shy of 5 months after the theater release date]).
And most Christmas movies come out exactly a year later. Like Santa Clause 2 was in theaters Nov 2002 and the DVD was Nov 2003. And also, summer blockbuster have longer theater-to-DVD-release dates because they want you to remember to get the DVD around the holidays for a good Hannukwanzmas gift (Spiderman 3's in theaters May 4th [and REALLY good, i saw this advanced screening] but the DVD will probably be up November 6th or 13th and that's barely over 6 months].

It depends
How long it plays in theaters...how well they think it will do on dvd. Some movies come out within 2 to 3 months after theatrical release to 6 months,so they can add extra features to the dvds...but then again...some dvds come out with nothing special on them.

Artisan Entertainment’s films make it to VHS and DVD in as little as 100 days. Hardly surprising, Artisan Entertainment is leading the field with an average rollover time of 165 days on all their theatrical releases to DVD, followed closely by Warner Home Video with an average window of 167 days. Universal usually turns its films around in 199 days while Columbia movies take an average of 218 days to appear on DVD. USA Entertainment - formerly Polygram - is next in line with a window that is usually 238 days long, followed by MGM Home Entertainment who tend to debut their theatrical films after 245 days on average. Especially in the case of MGM it is notable however, that their high grossing films seem to appear much faster than average grossing ones. Their box office successes usually show their faces on DVD after less than 150 days

It is true that the release window between theatrical release and home video release does vary, depending upon box office success (disappointing box office returns can usually assure a quick transition to DVD), or seasonal releases (i.e., a yuletide theatrical release, more than likely will not see home video release until the following year's yuletide season).
The average home video release window originally ranged between 8 to 10 months; obviously, that window has narrowed, over the years, to what it is today (approx. 3 to 4 months). Expect that window to narrow even more, as the motion picture home video distributors struggle to combat movie pirating and illegal downloads.
We may just get to the point where a first-run motion picture is simultaneously released on the big screen, on home video, and on the cable broadcast market.

It used to be a year, then it was 6-7 months, and NOW it is about 3 months.
If you have seen Disturbia and liked it, then I encourage you to rent the very famous old movie that it was based on: Rear Window. It was one of Alfred Hitchcock's most famous films. There are no gory, dead bodies showing up, but it is suspenseful.
