I am trying to find a flat fee based Real Estate agency that will sell my home and not just list it on the MLS. These Real Estate companies exist but I'm having a hard time finding them on the internet.

This is for the state of Oregon but I will take any and all leads you can give me.

Please DO NOT list For Sale By Owner sites/companies, this is not what I am looking for.

I want a Real Estate agent to sell the home but to charge a reasonable flat fee rather than ripping me off the usual 3%+.

3%-6% is a total rip off buddy. EVERYBODY that has a job works hard or they aren't doing their job.

Playing 'house' isn't worth paying $15,000 + for and that's on a moderately priced home in Oregon.

You R.E. agents and brokers are total scam artists, I should know my father's been a broker for over 30 years in a different state. I don't believe in ripping people off which is why I never practiced Real Estate even though I had obtained my license when I was 19.

For the record, there are companies that do charge a flat fee and will list your property in the MLS AND HANDLE THE SALE OF THE PROPERTY. You end up saving THOUSANDS AND THOUSANDS OF DOLLARS.

You talk about you don't know how fast a home will sell using a non traditional type agency. Anyone with half a brain knows that it's price that dictates the speed of the sale. Well guess what buddy, if you aren't paying $30,000+ in agent fees you can actually lower your property's price and get a faster sale and still get more money.

Let's compare fees and find out why R.E. agents think they are justified for ripping people off:
2 Houses are for sale:
House A sells for $250,000 and the 3% fee for selling it is: $7,500.
House B sells for $3,000,000 and the 3% fee for selling it is:$90,000!
The job is EXACTLY THE SAME. It takes no more work or effort to sell the more expensive home than the less expensive home but yet the cost of selling the more expensive home is more than 10 times the cost of selling the less expensive home. Welcome to scam 101 and this is why many R.E. agents are wealthy for doing an easy job. The actual work involved with selling a home including fees should honestly come to about $3000.00 to $4000.00 dollars tops and that includes a healthy profit for the agent.
Anyone who uses a R.E. agent and pays their high commission 3% or more is getting ripped off.
Keep in mind getting a R.E. license does not require any college education.Usually studying for 4-6 weeks then passing 1 test does it.
Sick.

I am a little unclear about the part of your question that says "agency that will sell my home and not just list it on the MLS."

Beyond placing it on MLS, what specifically do you expect in the area of "will sell my home." ?

There are some real estate companies that will sell your home for a flat fee, but they are hard to find. Most of them are the "For Sale By Owner" websites that you mentioned. Most good real estate companies only work on commission. I'm not sure what kind of experiences you've had with real estate agents in the past, but they do alot more than just list your property on MLS. There's alot of time spent advertising and promoting your home and if it doesn't sell your agent isn't paid so all their time and effort goes unpaid. Maybe you'd be best to just ask around from friends and family to get some advice on some good agents in your area. Attending open houses is another good way to meet agents and you get to see what type of effort they put into marketing the home.

I am an Oregon realtor, and don't consider the 3% "ripping me off". Basically, the flat fee based real estate companies put your house in the MLS, end of story. If a realtor happens to stumble upon your house and sell it, good on ya. That is unlikely.

Realtors that take care of their clients spend a LOT of time and money on marketing a property. Most have a cache of clients that they are actively searching to find homes for. Our office has weekly meetings to discuss new listings and we go look at them, exposing that listing to an office full of agents. We also have a "wants list" - clients that have a set of criteria and are prepared to buy. I advertise. I hold open houses. I make brochures. I mail out just listed flyers to the neighborhood in case the neighbors know someone interested in their area.

There are some cut rate agencies out there, but I question how successful they are at selling, as they don't advertise. They cannot afford to and stay in business.

I know you didn't want to hear the realtor schpiel, but there it is. There are good realtors out here that work hard for their clients.


Well, since you have all the answers, I don't know why you are in here asking the questions. I am sorry you are such an embittered person. I love what I do, and I am good at it. I'm glad you chose a different path in life, you sound like a royal pain in the backside.
