Cost to you plus 8% per year for every year you lived in it is a good estimate to start with. You really need to see a professional person to evaluate your town and area and your home's worth though.

try to find homes in your area that have sold recently and that seems close to your home in size and features. you can go to your local auditors web site to see what they sell for. Don't go by what it is appraised at go by what it sold for and when. try to be in 6 months range. places like zillow get there info from auditors web sites. the appraisal value on our auditors web site is about 25% less than the market value on my house. Which is good since that means i pay lower taxes.

Have you tried going to housevalues.com, or zillow.com. You can place your own general criteria on your home. It will save you the price of having an appraiser come out and do it. Good Luck!
