I live in a townhouse where we have alot of rooms and are decent sizes but our living room is a bit small. We have a huge finished basement that we turned into a family room. So the living room is more of just a sitting room. In it we have A nice cozy chair, a bookcase, desk, a nice entertainment center that has 2 doors that close it all up. We have ficus tree and some plants in there as well. The carpets look awful. We want to replace them with hardwood floors but worry it will effect the resell value (its a family home and we fear parents won't want hardwood floors in their living room). We also worry what hardwood floors would look like in a small room. Would it make it look smaller, bigger or make no difference?

I think it would look very nice. You would want to stay with a lighter stain or natural color to help it look a large as possible. Many families would rather have hardwood than carpet, as it is better for people who have allergies, and much easier to keep clean.

You might keep in mind that if flooring contiues from one room to another, it tends to make spaces flow, and appear larger. Many different types of flooring that you can see from each other will break a space up, and make it look smaller. I do not know your floor plan, but you might want to consider having an adjoining dining room, entry and/or hall in the same hardwood. However, I would never put hardwood in a kitchen or bathroom.

Hardwood floors increase a homes value. The shade of wood makes the room look bigger or smaller. Light is larger, dark is smaller. Flooring could always be covered with carpet or an area rug if the owner isn't pleased with the hardwood.

Definitely go hardwood! That is what sold us our home! In a living room ,most people generally have an area rug anyway. Hardwood floors are easier to keep clean as well! You will not be sorry!

Hardwood floors usually add value to a home, and are considered a selling point.

I would consider using a light color, light oak or maybe Maple,
A dark wood will make the room seem smaller.

it won't make much difference. wood floors are very popular, but I would put down real wood not laminate. Not Pergo. I would run the flooring length wise as you enter the room. It will make it look longer.
