Don't move out until you can afford it, unless the family is kicking you out. It's just not worth it. Apply for affordable housing right now. If you're forced to move out, get a bank loan for 6 months worth of the difference between the rent and what you can afford. If not, stay put. Then when you get affordable housing, take it. I know it can be tough for couples just starting out. Good luck.

Southern California has one of the highest median price of homes....I would think about moving to a more affordable area....like Vegas, Reno, Phoenix, etc....
Did you know that median cost of a home in Southern California is $650k? That's why Vegas is filling up with Californians! Median cost of a home here is $285k. And they're all relatively new homes!
I'm not sure how much money you make but your mortgage payment on a home that's $650k will be somewhere around $4,200 per month, that's with good credit.
If you'd like to see what payments will be on different amounts, check out my website below....there are plenty of mortgage calculators for you to take advantage of!
If you have any more questions, please let me know.....I'm also licensed in California. I'd be happy to help in any way that I can!

Find a town with a short waiting list. They are usually very boonie and the schools aren't great, but you have years before school is a concern. So no one wants to be on their waiting list for housing.
Federal or state lists are longer wait, still apply though. Towns also have their own lists.

Find an agent and explain your circumstances and lay out your finances..if this one doesn't do what they can for you find another one. Here in Texas and I'm pretty positive it's the same in CA, the homeowners or apartment complex pays the realtor so you can find one that you feel comfortable with. Good luck!
