Moving there next month and hung up on deciding between Stafford, Missouri City, Pearland, and Sugar Land. I know Pearland is South but seems a bit less pricey. Stafford is the closest to Houston, and yet is far cheaper. What gives? Is it not a nice place to live? Also, I am strongly considering moving to the Riverstone community off of Hwy 6. How far of a commute would it be from there to downtown Houston? Thanks in advance.

Stafford has not been built up, residentially, like Sugar Land has. Sugar Land has many "master planned" communities. It is still a town that is primarily "light industrial" (made up of office parks and the like. In addition, construction on Highway 90 has kept people from moving there... lower rent prices are a way to attract more people. In addition, Stafford is the only school district in Texas that is controlled by that city (Stafford Municipal School District) and financed solely by that city, unlike the rest of the state that has "Independent School Districts" that must share a portion of tax revenues in a big pot.
Lastly, Stafford is the only city in Texas where the minimum speed limit is 40 mph, not 25 or 30.
As for being a nice place to live, I find the residential parts of Stafford (at least the ones on the Southeast side of Highway 59) to be somewhat rundown, especially compared to Sugar Land.
As for your commute, I'm going to say 45 minutes to downtown. I could be wrong, but considering what I see on the freeway, I don't think I'm far off. In fact, last night it took me 15 minutes just to go 3 miles from Kirkwood to Highway 6. What a cluster foxtrot that was!

I live in Stafford and I think it's fine, but I rent an apartment so I can't really tell you what the housing is like here. But I'm also very close to Sugar Land without having to pay more in rent, etc..to live there. Missouri City is also very close to Sugar Land and not as expensive. On the weekends I never have to go into Houston and deal with all of the traffic and constant road construction because everything I need to do I can do in the Sugar Land area.
As far as the commute to work, I work in Greenway Plaza off Hwy 59, which isn't to far from Downtown. Getting to work in the morning is a b**ch! It can take me anywhere between 30-45 min to get there, so I'd add a little more time to get to Downtown. The funny thing is when I leave work at 5pm I can get home in right around 20min. Go figure. Also a friend of mine at work lives in Pearland and she leaves for work before I do, which is usually 7:30, and most of the time gets there after I do.

Stay away from Missouri City and Stafford. Your hub caps will be gone within a week. There's a reason the prices are so cheap there. Sugarland is nice. Many of our professional athletes live and train there. BUT... the commute to downtown will be Gawd Awful !!! I kid you not !!!! I live in the Upper Kirby neighborhood and am five minutes from downtown. Zip code 77098. Get in touch with a Houston realtor and see what's offered there. Also Zips 77005 , and 77401 are nice and safe... and 10 minutes from downtown. The Heights is another area close to downtown. If you live off Hwy 6, in Riverstone, you'll looking atv 45 min to downtown in rush hour.

If you like sprawling suburbia, then any of those towns will have something you like. Two people I know live in sw Missouri City, and it takes about 45 minutes for them to reach our office near downtown, but it used to take 20 two years ago. Two other friends bought homes in Pearland. They get to our office in 30 minutes or less, depending on when they leave home. The highway to Pearland is getting more crowded everyday. US 59 to Sugarland/Stafford/Missouri City is almost always jammed up. If don't mind the long commutes, then buy the nicest place you can afford, but beware of FLOODING, especially in Pearland. I don't know anything about Riverstone... good luck and welcome to Houston.

Pearland is great. It's close to 288 and the traffic in and out of town is freer flowing than in other areas, especially the Katy area. Pearland's grown quite a bit recently, but it has small town roots and a lot of heritage so it's not "just" a suburb. There are also tons of new businesses out there; you won't have to go into town except for work and high culture.
