$8500 for 26 square which includes removing 2 layers of shingles and garage?

The house is 1200 sq foot and garage is 2 car, not sure of the footage...does this sound right?

That does not sound unreasonable. Call your insurance agent to get an estimate, they deal with roof repairs on a daily basis. Also, get at least 3 estimates and make sure the scope of work is the same. As always, get everything in writing. If it is not in writing, it was never said.

If you are using cheap shingles 26 sq is going to be a little over a $1100.

If you are using a nice architect shingle, material cost alone for the shingles would be well over $4000.

The other cost of felt and such add to those numbers. In my area, these numbers are a little high. As some mentioned early, get multiple quotes. Hope that this helps. dp

Yes, the price seems right. Typically an asphalt shingle roof costs $300/square, plus tear-off.

man, that's really high priced!!! i'm the owner of Black Diamond Roofing & Construction, Inc. here in WA state, and i would personally estimate a 26 sq roof with 2 layers of tear off and a 30 yr pabco, certainteed, gaf, owens corning, elk, OR tamko roof at a total price of $6500.00...sounds like the guy is a little high priced

got to figure you are getting two old roofs removed, that cost you right there. the price may seem a little expensive but that buys all your shingles and dump fees. after you figure that out the roofers arent really making that much for all the labor they have to do!

On the ROOF!!!! Be sure to wear shoes!!! with plenty of traction up there. You and the hubby must both be blessed with exceptional equilibrioception, astounding flexibilty, tremendous stamina, ect.

sounds about right....tear off & dump fees are expensive.

i would put a colored steel roof on. can be done in a day and no dump fees or tear off. steel is garunteed for 50 yrs that just for discoloration should last much longer. if you have central air it helps keep the cold air in the house longer. I did this to my house roof is burgundy.

Didn't you get a written estimate beforehand? If not, you shouldn't complain. Prices are high now. If you had three estimates and you chose one, pay it.

Of course your going to get people in the business that will say "you shoulda" but, this is after the fact.

Sounds a TAD on the high side--certainly not unreasonable, but it depends greatly on the contractor, your area's labor rates and the type of materials used.
