I think if you just be yourself, and treat the person like you would a boarder of any gender, you will be fine.
It helps to set some guidelines prior to moving in. Make sure you know each others top priorities around boarding, and also a list of secondary wishes. That way you can make sure the most important things are agreed upon, and work on the "wish list" as you go along.
Be sure to keep your signals clear, and talk about potential problems as soon as they crop up.
Mutual respect will win the day.

First, set down the rules--before the boarder even moves in. No (sex in house, drunkenness, smoking, drugs, overnight guests, relations between landlord and tenant--this type of thing needs to be mentioned up front--of course, make your own rules).

You need your privacy, and the boarder needs his or hers. Be sure that there is enough space for both of you to have that. Also, be sure that both you and the boarder are always properly dressed when outside of your individual rooms.

especially a woman allowing a man into her house is probably asking for trouble (unless it is someone you really know).
pray and be careful
have a male relative check on you at times.
