Mainly residential...I've researched it and believe I have everything in line but any hidden laws in florida or anything anyone can suggest to help?

Since I do not live in Florida, I can't speak for the laws in your state. However, it is common in many states to require a real estate brokerage license in order to manage rental properties for anyone other than yourself. The reason for this requirement is to insure that you, as the representative of the owner(s), are fully versed in your state's real estate laws concerning rental agreements, regulations, and so on. You are also required, of course, to be fully versed with and compliant with US Federal Fair Housing requirements.

At a minimum, expect as a business expense E&O insurance for your business. It would be foolhard to engage in such a business without that coverage.

Beyond that, start growing skin equal to the thickness of the skin of an alligator. Those of us in the business of residential rentals have a motto......"Just when you think you've seen or heard it all, another tenant appears willing to prove you wrong."
