Obtain a sufficiently large asteroid of a suitable shape, preferably a few kilometres long and one or two in diameter. Hollow it out and spin it up to give one gravity on the internal floor. Plant trees, fill a lake, plant crops. Put in a crew of a few hundred genetically selected astronauts, a few nuclear reactors to provide propulsion, heat and light and aim the durn thing at the star. After a few hundred years their descendants reach the place to find that those who have stayed on Earth have developed a much faster way of travel and got there before them!

One of your questions asks how long (or far) could they communicate with Earth. Well, using electromagnetic waves (radio waves), they can technically communicate with us forever as long as nothing is in the way. This was kinda used in the movie Contact where the aliens supposedly used a Hilter recording to communicate with us. The radio wave (or recording) was sent into space and they sent it right back.
