I just advertise in paper! But I am very picky on the person or family I rent to.I have gone to Staples and bought rental contracts and I have a video(15min's) for possible renters to view and if agreed on to sign.This is for my safety if I need to charge off on the damage deposit for proof.Everything is written out and I do mean everything!! I have had potential renters tell me no way I wont deal with this but it has been a safeguard for me.
Reference's,job history,credit check with NO discrepancies at all!With all this I have still gotten a bad renter here and there over the years so check state guide lines on evictions too and have a good lawyer on hand!

If you don't have the money and the carpets are over 8 years old, rent a cleaner from the grocery or home depot. Get a bottle of detergent that goes with it and give it a good cleaning yourself. Just tell the landlord you had the carpet cleaned - you don't have to say by who. Those cleaners work pretty good & costs a lot less.

First, get a lawyer/consultant and then plan to spend some money advertising. But the MOST important thing is to get that lawyer and/or consultant. You better know what you're doing before you start in order to be successful. Protect yourself legally (and watch more People's Court! LOL)

First of all...know what you are doing. Take some property management classes and learn the laws. If you don't you will eventually be sorry. If not then get a management company to do it for you. Good luck.

Don't take cash. Always check job, checking account. Avoid young women overmade up, with hoop earrings/always have boys over and their vehicles too loud. The best tennants are newly divorced middle aged men. I filled a whole blg with them, they are clean, pay on time, no problem at all.

Hire a property manager, it's worth it. Being a landlord takes a special talent. I'd never do it again.
