Similar questions have come up many times before in this "Answers" section. The answer doesn't change. If you're not already using a Realtor, consult with a real estate attorney. Sure, it will cost you some money, but it is worth the peace of mind and assurance that every detail is being handled correctly, and that you will not have to deal with a possible lawsuit afterwards because of something you did incorrectly, or omitted completely. Every county has its' own little nuances when it comes to real estate sales, and you can't learn all this from a book.
