We have a new ranch style home with a basement in the midwest. The north side of the house has two 2x3 window wells. There is adequate slope and guttering and also plastic window well covers. But when there is a heavy fast rain the window wells fill up with water. Most of the water appears to be running in from the sides. We then must bail the water to prevent flooding the basement.

What would be the best way to fix this problem?

I think building a retaining wall, around the area, would stop most of the water. Then, you could set a 3" pipe, graded away from the window area, to a sump pit. Install a sump pump, to remove the water from the sump, and make sure the pump has a float switch, to turn the pump on and off. Good luck!

New, meaning less than a year old? Call the builder! You are the builder? UhOh. If you placed a french drain around the footing, (as should have been done), rent a post hole digger and dig down to the gravel on top of the drain, drop a 4" PVC pipe in the hole to create a drain that will remove the water faster than it comes in! What?! you don't have a french drain? Well, then dig down about 30", place PVC in vertical hole with a 90 degree elbow, trench to a spot lower than the house and place flex drain to daylight.

French drains, they are the plastic pipe with holes all around.You will have to dig down deeper than the bottom of the window well and away from your house about 8' ad stone before top soil. Make sure your pipe slopes away from your house downward so the water drains away from your window. Put the top soil around your window well as high as you can to force rain water away from the house too.

If you just moved in. Then I would contact the builder, and inform him of the trouble. You should have some kind of warranty on the home.

From what you described, you shouldn't have water problems.
Can you get black tubing and hook it up to the downspouts and have the water exit away from the house. You could even bury it and since it slopes away from the house have it exit say 10ft from the house.

Again, let the builder worry about it.
