If it 3 yrs then check your warranty. The new heater cost will be pro-rated. As to why? This is really a question for the plumber or gas technician that will do your repair/replacement. It is highly unusual for replacement that early esp since there are 2 sacrificial anodes in the tank that should corrode first before corroding the lining of your tank. It's a bit of trouble but these anodes can be removed and replaced; easier with gas than an electric tank.
