What can I do about a rotten landlord? When we moved into our "house" last August I told him about a broken window in my kid's room. It is now April and it has snowed in and rained in and everything else. Since then the oven wont turn on, we've caught abought 10 mice, a roach crawled accross the counter, the gas dryer that was hooked up but not usable in the basement is still there, etc. What do I do?

Have you documented your complaints to him in writing? Do you have witnesses? Photographs? Bills from exterminators/window repairmen/etc? If not, get to work - you'll need all of those things in an organized, tangible format.

Then you can corner him - make an appointment and present the evidence (bring a copy for him to keep). He'll know you're serious and that you're brewing up a lawsuit if he doesn't fix things. Also, check your lease for provisions about health/safety mandates...I live in Texas and my lease has info on what the landlord is required to provide.

So does ours. Get documentation of the things broken, and of the roaches and mice, if you can. Time dated is good.
Find a new place to live as soon as you can. Check the local laws for your rights. You can call the building inspector and the landlord will have to make the repairs, although he could raise the rent, etc. I would go with keeping a record of all the months you've paid full rent, and lived with these conditions, and get some of the rent back, so you can move to a nicer place.

Really the only thing you can do is move out into another place. You should have documented everything (pictures ,descriptions)
of all that was wrong or became wrong after you moved in so the landlord won't try to keep your security deposit for damage he might say you caused. There has to be some place better for you Good luck

Yikes! depending on your state, you can look up your renters rights. The landlord can get in to a lot of trouble for that suff.....Make sure to keep record of all the times that you have spoken with him/her. Let him/her know that if the things that you are asking to be fixed are not fixed in a timely manner, you will be forced to call the health and building inspector....because you are in unsafe living conditions. If he/she does not fix them, you can call and file a claim against them. You could get most of the months prior rent back, and your deposit, so you can find a better place.

Look up your county health department and turn him in. Most states have laws to protect consumers from this. Good luck! I feel for you and your family!
