In the Southbay area lets say Torrance, Redondo, Gardena, San Pedro area how much can the landlord raise your rent (what's the percentage) if the building was built before the 70's. And how much notice must he give you?

Dunno if this will help at all but:

In Canberra and most other states in Australia the landlord is only allowed to increase the rent once per 12 month period. We are required unnder legislation to give a minimum of 8 weeks notice in writing. This must state the date the increase is to take effect, how much the rent will be increased by and how much a fortnightly payment will need to be from that date on.

The rent increase cannot be more then the Consumer Price Index (CPI) which at the moment is at approx 3%. So I cannot raise a tenants rent unfairly the legislation puts these measures into place. If a landlord wants to raise it above the CPI they run the risk of being taken to court and even costs associated with the tenant leaving.

What you will need to do is to check the current status of your lease. When the last time a rent increase was made and how much notice they have given you. You will also need to check with your areas tenant help desk or legislative assembly to find out if there are rules governing rental increases.

If you are given an increase that is fair take it up with your landlord and see if you cannot negotiate it down a few dollars. Remember don't expect a major decrease because as interest rates rise mortgage repayments become more stressful too.

Hum, in San Bernardino County, there is no limit except they can't double it. Once, about 5 yrs ago, my rent was $650. I got a notice the rent was going up $250 in 3 months. And then 9 months after that, they raised it again another $135 bucks. In Los Angeles County they do have rent control and it is a percentage. I would contact your local housing authority.

Unless the unit is rent-controlled, whatever the traffic will bear. If your lease is up, it generally can be increased with 30 days notice.

What did your original lease state?
What does your new lease state?
Read your leases, and usually they need to give you at least thirty days notice of rent increase.
But contact or look online for your areas statutes on the matter and who to contact if they are doing it illegally.

i don't believe there is a percentage...they can raise it as much as they wish as long as they are having u renew at new lease if your at the end of your current lease
