I know these wont be the most desirable areas in the world lol. They can be 1 bed flats, or 2-up 2-down houses

A couple of years ago I would have said Langworthy in Salford. Buy a terrace house there and you would get one free. Not any more though. It has been gentrified.
Moss Side in Manchester can be very cheap. A shop with a 2 bed flat above went for £11,000. It was rough. It had been boarded up for years, the walls crumbling, pigeons in the roof.It would have cost you £30k to do up.
I would look in the towns on the easy side of the country, like Hull for example.
It has some very good terrace properties that are run down, it is yet to become a hot spot. I found a delightful area round the docks with wonderful old houses, corner shops, old fashioned pubs and the prices were in you price range for a rundown hovel.

Why not buy somewhere aboard
At least there you wont be paying over the odds
Dont think you would get anywhere in Spain or France etc
But if you looked at Bulgaria or Poland then in ten years you would of made a fortune.
Here you will get a sh** hole
Pay stupid taxes on and never make much of a profit..

try corby northants not sure if u still can get places under 30k but i know about 4 years ago u could get a 3-4 bed house of around 24k mind u i wouldnt like there sorry to all corby people

you can buy a plot of land without planning permission to build anything on it.....or a run down terrace somewhere like Hull or the Welsh valleys, otherwise you would be hard pushed even to get a "park home" (caravan) these days
