But I don't. I walk a friends pet every day, a few times a day, because she works very long hours. When my daughter comes home and plays outside, I go get my friend's dog so she can play outside. We stay outside for two of three hours and then I take the dog home. The apartment complex tucked a letter in my door today stating I had an unauthorized pet. It also states that they found this out because the manager saw the dog. I have told them this but they do not believe me. What are my options and my rights?

have a letter written by your friend notized with a picture of the dog and recent vet record prooving its your friends dog and not yours.

Then write to the manager telling them you can prove it by the above letter.

get a notorized letter written and signed by both your friend and yourself that states an "agreement"to you walking her dog while shes at work. also retrive copies of vet records, and if your state has a requirement for dog tags get proof of the tags for the dog which state the ownership and residency of the dog. have the landlord do a search of your apartment, and ask that they dont tell you when they are coming so they can see there are not dog items in your home, and have a talk with the manager with your friend and the dog with you. you may need to speak to a lawyer to get any more details for solving this, butthis is a good start (and many lawyers will give you the info in a free consultation)

Can you have your friend call the apartment complex and tell them the dog is hers? Call the manager who reported you and explain whats going on, and have your friend call the manager too. Have her call them and tell them she's paying you to walk the dog and play with it, even if she's not. Hopefully that'll shut the busybodies up.

Worst case, keep the dog away from your apartment complex or stop walking the dog.

I don't think there's much else you can do.

I am not sure of much you can do. It would look pretty bad if you saw someone who lived in the apartment playing with a dog, yet said she had no dog. May be you could tell the manager to come over and search or something to that effect.

Invite them into your home to show them you do not have a pet. Does the dog belong to someone else in your complex if so give them the persons name if not have the owner come in and let them know that you are infact walking her dog.Worse comes to worse keep the dog off of apartment property it shouldnt be there if its not authorized

Have the person who owns the dog write a letter on your behalf. She should state that she has a demanding job and depends on you to take the dog out for regular walks.

They can't evict you without a hearing and proof that you broke the lease. Look at your lease to see what they can do about it, but it probably isn't much. If you are on month-to-month, they could give you notice. There is no way they can throw you out for breaking the lease if you didn't break the lease.

Invite them to make an unexpected "visit" to your apt. and show them that there are no belongings or signs of owning a pet. I.E no pet hair in corners, no food or bowls, etc.

Offer to let them inspect the apartment at a time of their own choosing.

Just go explain it to them, let them in to your apt to search if they want.
