My husband & I are looking at a half plex being sold at $269,900.00. We are getting ready to offer $250,000 with seller paying closing costs...is this a low ball offer?
House has been empty for 5 months.
We're hoping for a motivated seller.

You have a right to offer any amount that you wish. If you are uncertain about the value of the property, have your own appraisal done. You may get a report that says it is worth less than $250,000. When people put properties up for sale, they set an asking price as high as they can reasonably justify. There are occasions where a property eventually sells for more...repeat, more... than the asking price.

After your offer, with additional closing costs (averaging 3% or so) your looking at a sale price of 242,500, which is only 89% of the asking price.

You can expect a complete rejection of a counteroffer of at least 255,000.

If I was your agent, because of the fact you are asking for concessions, I would recommend that you come up a little.

I just bought a house that is $40,000 below the seller's asking price -- and got it. Don't feel bad. If the seller wants to sell and the house has been on the market for quite some time, they will bite.

Market is slow - use it to your advantage as a buyer

Very reasonable. A lot of people start at up to 10% below asking price and negotiate up from there. Send the offer, they will either decline, counter or accept. Good Luck.

I am a Realtor with Prudential in Oregon. I wouldn't hesitate to present that offer. Not a low ball offer.

Now knowing where you live, I have to go with my experience. That's a little low. A better offer that's still lower than asking would be $256,000. I know what you're thinking, that's only a $6K difference, but it is a difference in real estate. It's all based on percentages. I would offer $255K.

You are making a great offer. I am much more stingy, I would start the negations at 220k. They are desperate and likely to bite.
