If it was, then yes, it would be; but it isn't, exactly. An acre is 22 yards by 220 yards, which is 66 feet by 660 feet, so 10 acres would be 660 ft x 660 ft, or 440 ft x 990 ft, or 400 ft x 1089 ft.

That is almost correct. When you multiply 208 x 208 you get a little less than the 43560 sq ft for an acre. Your two numbers when multiplied equal a little less than ten acres.

You would need (in theory) a place 208.7 x 208.7 for a full acre.

The good news is that acreage is usually sold as "more or less" so that is close enough for most acreage measurements.
