for another 6 months, do I have to pay the agent commission for 6 months or 12? Secondly, if the tenant renews after the 12 months, do I still have to pay the agent commission for the new lease?

You pay for the duration of the lease signed. If the lease is extended for a further six months, pay the extended lease commission only after the tenant has signed the extension agreement. After the 2nd extensions, you may work directly with the tenant without the agent thus you're not required to pay the agent.

Why would you want a 6 month lease if you are going to lease it out again anyway? Are you just trying to minimise your fee? Stop being tight. Agents are a necessary evil and are also people that are trying to make a buck.
If you are such a scrooge, just rent it out privately- but that takes effort....

write one contract with terms as needed; most places are going to charge you a fee based on the first 6 month contract.

Generally there is a one time fee. There are no monthly terms or fees at renewal time.
