You can file for full custody of the children, but don't be surprised if you don't get it and really don't be surprised if you don't get the house. If you try to sell it now you would be in more trouble than you know with the courts. Do things legally. Hire a good attorney and go from there - if you want the kids, that is. If neither of you do, give them to someone who will love them and care for them, not just use them in negotiations for a divorce and then ignore them afterward.

start divorce proceedings. she has abandoned you and the kids. Usually the person who keeps the kids keeps the house. If her name was on any of the property buy her out before she gets an attorney and starts getting greedy

go to a lawyer and start the divorce process. also in most states if you file for divorce then alot of times they file for a restraining order to keep her away and stuff like that. also try changing the locks so she cant get in. and when you go to the atty's office then tell them you want to file for sole custody of the kids since she left you and you have the kids. but now if she took the kids you may have to file for joint custody and you be the primary home for them. but i would defiantly file for divorce and start the whole process. good luck to you. :)

even if you get the house and kids, she will still be in your life...she is the mother of your beautiful children. you have to at least be thankful she helped create the them.I absloutly HATE my x for all the horrible abuse i suffered just to keep the family together, but i will always be thankful he helped me make them...(even though they are bratty little kids!!!) no matter what i do he will always be there,i'm STILL learning to accept that 1 day at a time...eventually youll do the same, hang in there.

You don't say WHY she has moved out. Has she just left you taking the kids with her or did she leave the children there as well?

if she has already move out then all you need to do is get
a lawyer and start the process. she the one that left the home
so she might not have a say so about the house or any thing
else.

She is entitled to 50% of what you have, there's not much you can do but keep paying the bills and have shared custody of your children. Get a divorce.

Divorce her for abandonment...
If the house is in your name, sell it and
move before she gets a lawyer...
