My house in Roswell, Atalanta, buyer inspector checked my house garage door opener, and said that my garage door opener does not auto-reverse when some object (like hands) try to block at the bottom of the garage door when it rools down, but not interfering the laser beam !! My garage door opener does reverse when laser beam detects anything when door goes down, but does not reverse when object are not in the middle of the laser sensors. Is this violating the building code ? Is this supposed to cause concerns of hosue inspection ? It is GENIE opener and do not know the model number, what can I do to make it reversable when object blocks, but not in between the laser sensor ?

You need to reduce the downward force setting. Refer to your instruction manual. There are two dials on the panel, near where the wires go into the machine. Turn them a little, then test the door. You should be able to stop it with your hands, and make it reverse.
IT's not violating the building code, but it's something the buyers can use against you.

It IS the law across the USA that grage door openers must reverse as you describe. I don't know how it will affect the sale in your area but you can close a sale here with a saftey code violation. You are certainly in your rights to request the seller have it repaired. How you and the seller agree to figure out who pays is up to you. Get it fixed in either case. It's a safety issue.

a lot of the opener have a spring loaded switch in them. When the door sees too much torque to close, like when it is hitting a hood or trunk then it will automatically reverse direction and go back to the open position.

there is usually a nut you can adjust to decrease the amount of torque required to trip the switch. It should be set just enough to get the door down.

The bulb could be undesirable yet as a results of fact it in all probability became into no longer lit whilst the capacity outage/surge the illness could be on the circuit board. If in simple terms the solder hint is long gone it may be repairable yet extra modern openers time the mild electronically. possibly the mild became into out previously the typhoon. Bulb sockets on Chamberlain openers fail each and every of the time. attempt unplugging the opener and sparkling the steel contacts interior the socket. without understanding the make, type, and age i won't bypass plenty further. digital mail me in case you pick.
