the first term 5m³ i assume you mean 5m²

5m² + 15mp - 2mr - 6pr

5m(m+ 3p) - 2r(m + 3p)

(5m - 2r)(m + 3p)

are you sure it is cubed? not sq?
if sq:
=5m(m+3p)-2r(m+3p)=(m+3p)(5m-2r)
