What does your lease agreement stipulate? If they are or one of them is damaging YOUR property is grounds for eviction of BOTH of them. Seek legal counsel.

I would start the eviction procedures on both of them. Once that is complete, you can re-rent to the gal only if you want, but I suspect the man may keep coming around. You may be better off to be rid of the whole situation.
If he is damaging your property and she will testify, I'd file a police report. If your state allows a damages award, you may recoup money from him. If not, a finding of guilt should be plenty of evidence to prevail in a small claims or civil action.

Check your lease or rental agreement and send them (Both of them!) written notice of the sections that they have violated. If you threaten to kick them both out, follow through.
If they are month to month and your local laws permit it, simple provide them with a notice to vacate.
You may lose other business by allowing them to stay.
If she won't file a police report, then you should when damage occurs. If she is in fear for her safety, she may be able to get a restraining order against him.
Do not take sides. Do what is best for the building and the other tenants. If you haven't already, you should inform the owner and ask about his/her policies about this type of situation. You work for the owner, not the tenants and are obligated to follow their direction (as long as it is not unlawful).
If you own the building, seek the advice of a local eviction attorney. The initial phone consultation is usually free.
Good luck.

Well, you do have a said so in this matter. You're running a business and you don't want one bad apples to ruin your place and influence your other tenants thinking about leaving when their lease or term is about up. Secondly this don't look good on you, if don't step in and take control what on there. Your other tenants are look to you to restore peace in complex.
1) when your other tenants start to complaint about fighting. You should talk to both of them about settle their problems with out fighting and tearing up the place.
2) call the police on them if they don't comply. If the fighting continue get a court order to kick them out and pay for all damages to your property.
good luck

If it is possible, call the police each time you are aware of a conflict, that way you wil have more than ample evidence needed when you need to evict the pair.
If you want to keep the gal but lose the boyfriend she would have to get a temporary restraining order in court, at least that way you will know if she is serious about getting rid of the boyfriend or if she is just a drama queen.
If you want to really want to keep the gal, evict them both and sign a new rental agreement with just the gal.

DAMAGED PROPERTY IS A CRIMINAL OFFENSE WHICH SHOULD HAVE RESULTED IN A WARRANT BEING ISSUED FOR HIM AND EVICTION FOR BOTH DUE TO DOMESTIC VIOLENCE.
YOU COULD GET SUED BY OTHER TENANTS IF INJURY RESULTS DUE TO ANY FURTHER PROBLEMS FROM THESE TWO SINCE YOU ARE AWARE OF PAST PROBLEMS.
